THE RESEARCH FIELD GUIDE

Understand what changed in a land record

01

Listed and discovered are different

A newly discovered record may describe a property that has been advertised for some time. Compare the source listing date with the monitor discovery date before treating a record as a new listing.

02

Compare like-for-like prices

A supported asking-price change needs comparable observations before and after the change. An auction judgment, opening bid or assessed value is a different kind of amount and should be read in its own context.

03

Read the supporting evidence

A research update can add parcel details or flag a conflict without changing the offering itself. Open the source and review the successful check date to understand what was actually verified.
