YOUR LAND / YOUR OPTIONS
Could the next opportunity be beneath your feet?
Explore a sale of the rights you own, the land itself, or a clearly defined interest. A compelling listing starts with knowing what you can offer.
Can I sell rights beneath my land without selling the whole property?
Potentially, yes. Mineral interests can be separate from surface ownership. First establish which interests you own and what earlier deeds, leases or reservations already convey. Your listing should identify the interest offered; the signed conveyance determines what transfers and what you retain.
How could selling my subsurface rights put money in my hands now?
A completed sale can exchange an interest you own for an agreed payment at closing, instead of waiting for possible future income. You set an asking price and consider buyer offers. Listing creates an opportunity to find a buyer; it does not produce an instant cash offer or guarantee a sale, price or closing date.
What is the difference between selling rights and signing a lease?
A sale transfers the interest described in the conveyance. A lease grants specified rights for its stated terms and may include a signing payment and royalties. They have different long-term consequences. Discuss the proposed documents with an attorney experienced in mineral and property transactions before signing.
Are mineral rights and other subsurface rights the same thing?
No. Rights to specified minerals, oil or gas are not automatically the same as rights to underground space or storage. Select Mineral rights only or Other subsurface rights only, then describe the exact interest, ownership fraction, depth or formation limits and exclusions you propose to offer. Do not advertise uses you cannot establish.
Can I keep my house, woods, farm or hunting land?
Retaining the surface may be part of a separately negotiated rights transaction. Retaining ownership does not by itself prevent surface access, disturbance or other obligations. Have the transaction documents address entry, roads, drilling, utilities, restoration and any restrictions important to your intended use.
Why list land or rights on SilentAcres?
Land and rights belong in the same conversation. SilentAcres combines property discovery, regional map context and source-linked research guides with a dedicated advertisement for your offering. Your photographs, asking price, stated interest and direct contact details help buyers understand what you are offering before they reach out. You control your advertisement and conversations.
What information makes a rights listing more useful to a buyer?
Identify the county, municipality, relevant parcel identifiers and advertised acreage. Explain exactly what is for sale, the fraction you claim to own, any known lease or royalty arrangement, and what you intend to retain. Add public deed references or documents you may publish. Clearly separate documented terms, your claims and unresolved questions.
How do I choose an asking price?
Start with the specific interest you can document and the amount you would accept. Whole-property acreage, mineral acreage, ownership percentages and royalty interests are different measures. Regional shale maps do not establish a parcel-level mineral value. Obtain suitable valuation and transaction advice, then compare actual written offers and their conditions.
Does a listing or a shale-map location mean development is allowed?
No. Geological context is not a permit, proof of recoverable resources, verified ownership or a forecast of income. Buyers must assess current rules, title and the exact proposed use independently. Advertising a right does not authorize drilling, extraction or entry.
Do I need a broker, and who handles the sale?
An owner or authorized advertiser can list directly. Interested buyers contact you using the details you choose to publish. SilentAcres provides advertising, not brokerage, escrow or a title opinion. You and the buyer arrange due diligence, professional advice, transaction documents, payment and closing.
What happens after I finish my listing?
Review your information, choose three months prepaid, one year prepaid, or the featured 14-day trial followed by annual renewal, then complete checkout when payments are enabled. Public display starts only after confirmed payment or an active trial. The listing fee buys advertising time; it is separate from the price of your land or rights.
Can I edit, remove or cancel my listing?
Yes. Use Manage my listing to edit or unpublish your advertisement. Cancel renewal separately to stop future subscription charges; removing the advertisement alone does not cancel billing. For the trial, cancel before its displayed end time to avoid the first annual charge.
